House or condominium?

Typical values by home type, and typical rent, for each ZIP code.

The type of home changes the price

Zillow’s typical values for single-family homes and for condominiums, and the Zillow Observed Rent Index for all homes and apartments (Aug 2026). Rent as a share of value is a rough yearly figure, not a return on investment.

What the Census Bureau’s survey says about the homes and housing costs.

A profile of the housing

The Census Bureau surveys households every year and combines five years of answers (2020-2024) to estimate housing measures for small areas. Margins of error appear as ±, and the area boundaries approximate ZIP codes.

In ZIP 92118, about 54.6% of occupied homes are owner-occupied, the typical home was built around 1974, and about 45.8% of the housing is single-family detached.

The table covers housing and economic measures only. Owner-reported values in the survey are opinions of worth, so expect them to differ from Zillow’s typical value.

Six questions that help you choose

  1. What type of home do you want? House, townhome or condominium: the type changes the price more than the ZIP code does in some places.
  2. How do you get around? Compare the trip you make most often, at the hour you make it.
  3. What are the ongoing costs? Association dues, insurance and property tax vary by property.
  4. How long do you plan to stay? A short stay favors renting or a home that is easy to sell.
  5. What is the rent alternative? The table shows typical rents, and the rent-versus-buy tool compares the costs.
  6. What will you do with the space? Lot size, parking and outdoor space differ from place to place.

The four places

Point Loma (ZIP 92106) is a peninsula community of the City of San Diego, across San Diego Bay from Coronado. La Jolla (ZIP 92037) is a coastal community of the City of San Diego, north of downtown. Imperial Beach (ZIP 91932) is a separate city south of Coronado, along the Silver Strand. A ZIP code is a mail-delivery area, so each contains more than one kind of street, and a home’s own address matters more than any average.

Common questions

Is renting cheaper than owning in these places?

Often the monthly cost of renting is lower than the cost of owning a typical home, but the two build very different things. The rent-versus-buy tool compares them.

Why does a house cost so much more than a condominium in some ZIP codes?

Land. In some places a house includes a lot with a high value of its own, while a condominium shares it.

Where does the data come from?

Values and rents come from Zillow Research; the housing profile comes from the Census Bureau’s American Community Survey.
