Most buyers start with a monthly number, not a price. So instead of asking what a home costs at a given rate, this article asks the reverse: for a fixed payment, what price does each rate support?
Price supported by a fixed payment

| 8.03% | $1,358,960 | $1,698,700 | $2,123,374 | $2,548,049 |
At today’s 7.03% average rate, a $10,000 monthly principal-and-interest payment supports a home price of about $1,873,169. One point higher (8.03%) that drops to about $1,698,700; one point lower (6.03%) it rises to about $2,078,205. The typical value in ZIP 92118 was $2,563,759 in Aug 2026.
Reading the table
- The table is principal and interest only; taxes, insurance, HOA dues and any mortgage insurance come on top.
- It assumes a 20% down payment, so the price is the loan divided by 0.8.
- A rate that is one point lower supports roughly 11% more price at the same payment, and one point higher roughly 9% less.
