- Handle repairs such as leaks, sticking doors and cracked fixtures.
- Clear surfaces and closets so rooms feel spacious.
- Deep clean, including windows, which matter a great deal in a coastal home with light and views.
One week out: curb appeal and staging
- Tidy landscaping and entryways so the first impression is cared for.
- Arrange furniture to show room function and flow.
- Schedule professional photography on a bright day.
Listing week: disclosures and readiness
Complete required disclosures fully and honestly. For condos, order association documents so buyers can review them right away. Keep the home ready for showings and agree with your agent how you will handle them.
What not to worry about
You do not have to fix everything. Buyers expect a lived-in home, and an agent can advise which items are worth addressing and which are better handled through pricing or negotiation.
